    Correct mounting height, alignment and strike position, with the latch fully engaging. Exterior trim is fitted where outside access is needed.

    Test egress and security

    The door must open in one motion from inside, latch reliably when closed, and resist entry from outside. We test both sides and adjust the closer.

Why chains and padlocks on exit doors are a serious problem

It happens for understandable reasons (a back door that gets used for theft, an alley entrance nobody watches) but chaining or padlocking a required exit is a code violation with real consequences: failed inspections, fines, insurance complications and, in the worst case, people unable to escape a fire.

The correct solution achieves both goals at once. Panic hardware secures the door from the outside while allowing free exit from the inside. Where a door is being misused, an alarmed exit device sounds a local alarm when the bar is pushed, which stops casual unauthorized use without ever blocking egress. Delayed egress hardware exists for specific situations and is tightly regulated.

Types of exit device, and where each belongs

  • Rim exit device: mounts on the door face and latches to a surface strike. The most common and cost-effective choice for single doors.
  • Surface vertical rod: rods run up and down to latch at the header and threshold, used on door pairs and where no center mullion exists.
  • Concealed vertical rod: same function with rods hidden inside the door for a cleaner look; more involved to install and service.
  • Mortise exit device: the lock body sits inside the door edge, suited to heavy-traffic and higher-security openings.
  • Alarmed exit device: adds a local alarm when the bar is pushed, for doors that should only be used in emergencies.
  • Electrified exit device: integrates with access control so credentials release the outside trim.

Fire-rated doors need listed fire exit hardware, which does not include a dogging feature (dogging holds the latch retracted for free push-pull traffic, and that is not permitted on a fire door).

Door closers and why they matter

Exit hardware only works if the door actually closes and latches. A failed or badly adjusted closer means a door that stands ajar, latches inconsistently, slams hard enough to damage the device, or fails to keep a fire door in its rated closed position.

Can a panic bar door still be locked from outside?

Yes. Panic hardware allows free exit from inside while remaining locked from outside. Keyed or electrified exterior trim can be added where staff need to enter through it.

Is it illegal to chain an exit door shut?

Yes, on a required exit. Chains, padlocks and added deadbolts that prevent single-motion egress are code violations. Compliant panic hardware, optionally alarmed, is the correct fix.

What is dogging on a panic bar?

Dogging holds the latch retracted so the door pushes open freely, which is useful while a store or lobby is open to the public. It is not permitted on fire-rated doors, which require listed fire exit hardware without dogging.

Can you repair a panic bar instead of replacing it?

Often yes. Latches, rods, springs, mounting and alignment are all repairable. Devices that are worn out, obsolete or non-compliant are better replaced.
